Clearance, priced before we arrive.
Send one photo and you get a fixed number back. It doesn't move on the day — not for the stairs we didn't spot, not because the load came out heavier than we thought.
- Fixed on a photo
- Waste transfer note every job
- Two-person crew included
- Mon–Sat, 7am–7pm
Three ways, and one of them takes ten seconds
Pick whichever suits you. There's no form standing between you and a number.
One of the crew picks up, not a call centre. Most prices are settled in the time it takes to describe the room.
Call nowA picture of the pile and your postcode is enough. Fixed price back, usually within a few hours during working hours.
WhatsApp it Email itTap what you've got on our price list and the number appears. No form, no callback, no "prices from".

Show us the pile
A photo, a video walk-through, or just tell us over the phone. Your postcode matters more than the detail — it tells us about parking and stairs.
-
We fix the price
One number, nothing added on top, covering crew, carrying, dismantling, transport, disposal and paperwork. It's held for 30 days.
-
We clear it
Two people, an arrival window agreed when we book the date, and no lifting from you. If the job turns out smaller than the photo suggested, you pay less.

Paperwork lands
Your waste transfer note comes through by email, along with the real diversion figure for your load — not a company average.
What people usually pay
Every price is all-in — a two-person crew, all carrying, licensed disposal and your waste transfer note. Three things add to it, and they're all listed on the price page.
| Job | What that covers | Price |
|---|---|---|
| One sofa | Any size, carried out and dismantled if it won't fit | £99 |
| Fridge or freezer | Degassing included, no surcharge to add on | £99 |
| Quarter of a van | Two or three big items plus a few bags | £195 |
| Half a van | A sitting room of furniture, or a packed garage | £315 |
| Full vanload | A big clear-out across several rooms | £545 |
| 1-bed flat, cleared | Everything out, however many vanloads it takes | £690 |
| 2-bed, cleared | Everything out, swept through, paperwork done | £894 |
The bits that catch people out
Fixed on a photo
Send a picture or a quick walk-through and the price is locked. Our crews aren't able to change it on the day.
Paperwork every time
A waste transfer note on every job, not on request. Using an unlicensed carrier can leave you facing a fine of up to £5,000.
Reused before recycled
Furniture in good condition goes to local charities first. We report the real diversion figure for your load, not a company average.
Four things we can't take
Asbestos, liquids and open paint, clinical waste, and gas or fuel containers. Send a photo if you're not sure what you've got.
All EH postcodes, and out into the Lothians

Things people ask before booking
Can the price really not change on the day?
Not once it's fixed from a photo or a walk-through. Our crews don't have the ability to re-price on your doorstep. The only way it moves is if what's there isn't what you showed us — and even then we'd ring you before touching anything. If the job turns out smaller than the photo suggested, we charge less.
Do I need to be there?
No. Plenty of our work is for landlords, agents and families dealing with a property from a distance. We can collect keys, work from a lockbox, or meet an agent. We'll send photos of the cleared rooms when we're done.
How soon can you come?
Single items and small loads usually go on our next run your way, often within a couple of days, and picking the day costs nothing. If you want us pinned to a two-hour arrival window, that's £100. Whole properties are booked after a free survey.
What happens to my things?
Anything in good condition is offered to local charities and reuse projects before it goes anywhere else. What's left is sorted for recycling. You get the actual diversion figure for your load in writing, not a company-wide average.
Is there anything you won't take?
Four things: asbestos, liquids and open tins of paint, clinical waste, and gas or fuel containers. Everything else in a normal house is fine — including fridges, mattresses and upholstery, which some firms surcharge for. Ours are in the price.
Are you licensed?
Yes — we're a SEPA registered waste carrier and fully insured, and you get a waste transfer note on every single job without asking. That note is what protects you: householders have a legal duty of care for their waste, and using an unlicensed carrier can mean a fine of up to £5,000 even when someone else fly-tipped it.
Ready when you are
Call and you'll get one of us, not a call centre. Or send a photo and we'll come back with a fixed price the same day.
