House clearance

The whole house out, in one fixed price.

Every room, the loft, the cellar and the shed if it's going. We sweep through afterwards and email you the paperwork. From £690 for a one-bed flat, fixed after a free survey.

  • Free survey, no charge for the visit
  • As many vanloads as it takes
  • You don't need to be there
What the price covers

One number, not a starting point

A whole-property price always works out less than booking the same amount as separate loads — and it can't creep up once it's set.

  • A two-person crew for the whole job
  • However many vanloads it takes
  • All carrying and dismantling
  • Fridges degassed, mattresses and sofas included
  • Licensed disposal and recycling
  • A brush through every room afterwards
  • Waste transfer note, emailed the same day
  • No extras added to the figure

Add-ons: carpet lift and removal £102 a room, loft or cellar £174, garden or shed clearance from £234, deep clean from £312. Stairs above the second floor without a lift add £36 per floor, and a long carry over 25 m from the van adds £30.

Who we do this for

Four situations, handled differently

Probate & bereavement

We work slowly through anything that might matter — documents, photographs, jewellery, anything that looks personal — and set it aside in one box for the family rather than making a judgement call. Executors get an itemised note of what was found and what was donated, which is usually what the solicitor asks for. If you'd rather not be in the house, you don't have to be.

End of tenancy & landlords

Turnaround work, usually against a deadline. We can collect keys or work from a lockbox, and you get photos of every cleared room. Five or more jobs a quarter puts you on a trade account: 12% off, 30-day terms, and one monthly invoice with the full transfer note pack for your compliance file.

Downsizing & moving on

Often the hardest one, because most of it is still perfectly good. We'll flag anything a charity will genuinely take rather than quietly tipping it, and we're happy to clear in stages if you want time to decide. Keeping something back on the day costs you nothing.

Hoarded & heavily filled homes

No lectures and no photographs of the state of the place. We survey it properly, price it once, and bring enough crew and enough vans that it's done in one go. These jobs are always quoted after a visit, because a photo can't show the depth of it.

How a clearance runs

From first call to paperwork

  1. Free survey

Twenty minutes, no charge, no obligation. For smaller flats a video walk-through on the phone is often enough — we'll tell you which is quicker.

  2. Fixed price in writing

One figure covering everything, held for 30 days. Ask and we'll itemise it for an estate account or a company ledger.

  3. Clearance day

We agree your arrival window when the date's booked. We protect floors and door frames, work room by room, and set aside anything personal we come across.

  4. Swept and signed off

A brush through every room, photos of the empty property, and your waste transfer note with the real diversion figure for the load.

Worth knowing

Four things we can't put in the van

Everything else in a normal house is fine. If you're not sure what something is, send a photo and we'll tell you straight.

  • Asbestos — needs a licensed specialist, and we'll point you to one
  • Liquids and open tins of paint — dried-out tins are fine
  • Clinical and medical waste, including sharps
  • Gas bottles and fuel containers, full or empty

Things people expect to be surcharged that aren't: fridges and freezers (degassing is in the price), mattresses, sofas and armchairs (upholstery incineration is in the price), TVs and electricals. An upright piano is £222; grands, safes and hot tubs get a free survey.

Questions

House clearance, asked and answered

How long does a house clearance take?

A one or two-bed flat is normally a single day. Three-bed houses are a day, sometimes two if access is awkward or there's a full loft. We'll tell you at survey, and the price doesn't change if it runs longer than we thought.

Do you buy anything, or offset the price against what's valuable?

No, and we'd be wary of anyone who offers to. It puts them in the position of valuing your things while also quoting you for the work. We charge for the clearance, full stop. If we spot something we think is genuinely worth money, we'll tell you to get it looked at before we take it.

Can you clear a property I've never been inside?

Yes, that's common with probate and with landlords who live elsewhere. We survey it, send you photos and the fixed price, and go from there. You'll get photographs of every room once it's empty.

What if I want to keep a few things back on the day?

Fine, and it costs nothing. Point at it and it stays. We'd rather leave something behind than take a thing you wanted.

Is there parking or permit hassle in the city centre?

We deal with it. Tenement stairs, controlled parking zones and narrow New Town streets are most of our week. Tell us the postcode at survey and any permit or suspension cost is priced in from the start, not added afterwards.
